PROJECT MANAGEMENT – Project management is critical to the success of any capital project. Proper coordination, organization and proper oversight of each step of the project from start to finish is critical to obtaining a good result. The staff at North Point will work closely with you to define the projects scope, bid specifications, insurance requirements, applicable vendors, timelines for completion and to oversee the project to completion.
RESERVE STUDIES – All community associations need long-range planning. The Reserve Study identifies association maintained components, their useful lives, the cost of repair or replacement and a 20 year funding plan. The Reserve Study ensures that all owners pay a fair share and that money is there when needed and special assessments are for capital improvements. North Point can assist you in performing a reserve study for your association or updating a prior reserve plan to ensure it reflects current pricing and market conditions.
TRANSITION – The staff at North Point will make every effort to ensure a smooth, seamless transition from the previous management company. Our staff is experienced in this complex process and will address staffing, financial, insurance, maintenance, purchasing and other important issues. Regular meetings are held with the Board to arrange the transfer of such important date as contracts, financial statements, unit owner records and association funds.
REVIEW OF CURRENT OPERATIONS AND PROCEDURES - As part of the Transition, North Point will identify your community-specific needs and to evaluate the proficiency with which they are being met. The input of Board and community members is invaluable in helping us to determine the requirements, expectations and overall satisfaction of the community. We examine existing procedures and put to work our expertise to pinpoint areas that need modification or improvement. Along with its Evaluation Report, North Point submits a plan for modification and improvement that is reviewed and presented to the Board.
Our experience enables us to recognize methods that work efficiently. We also recognize existing procedures that are working well - those we leave in place and, indeed, learn from. Our goal is not necessarily to change but to improve management service to your community.
